environment should be the first priority when choosing a location for a
home, business
or investment property. Unfortunately,
the security and safety of a property is difficult to accurately assess
during
a typical pre-purchase walk through. Physical
security weaknesses, neighborhood
characteristics, future crime
risks, and hazardous conditions may not be easily recognized without
careful
examination by an experienced security professional. In-Site is a multi-part program
designed to provide home buyers, business owners, property developers,
real
estate sales professionals and investors with an in-depth analysis of a
location’s physical security, neighborhood characteristics, crime
history and
hazard profile before purchase or lease commitments are made. An In-Site “Certificate of Security
Inspection”
may enhance sales potential, increase property values, decrease
potential premises
liability, and reduce property insurance premiums. In-Site program components are available individually or as a package. Physical Security Inspection Using
the highly effective concepts of Crime Prevention Through Architectural
and
Environmental Design, an experienced security professional conducts an
on-site
inspection to assess the presence and effectiveness of physical
security
measures on the property. Basic Statistical
Analysis is included. Area
Survey An Area Survey
provides first hand
information about activity and conditions in the vicinity of the
property. A skilled investigator will
conduct a site
visit which may include surveillance and/or door-to-door checks of
neighboring
properties to gather facts and opinions about criminal activity,
disturbances
and general quality of life in the area. A
hazard assessment may also be performed to verify area
emergency
access and evacuation routes, identify significant hazard threats, and
assess
the reputation and effectiveness of local police, fire, and emergency
medical
services. Basic Statistical Analysis
is included. Basic
& Advanced Statistical Analysis A Basic Statistical Analysis examines activity reports and
crime statistics from the law enforcement agency serving the property. An Advanced Statistical Analysis
includes Basic Statistical Analysis data and adds data from
selected
commercial providers and/or other sources. These
combined sources can provide both demographic and
historical data
regarding crime types, crime rates, and calls for police service for
the
property and the surrounding area. This
data can be extremely helpful in predicting future crime risk for your
property. A Basic or Advanced
Statistical Analysis may be ordered independently of the Physical
Security Inspection and Area Survey. Certificate of Security Inspection If requested, a "Certificate of Security
Inspection" will be issued
upon completion of a Physical
Security Inspection and/or
Area Survey. The Certificate
will identify the type(s) of inspection done and specific that the
property
either "Meets", "Exceeds" or "Fails to Meet"
current security standards for comparable properties at the time of
